Educational Script – First Contact

In this call, we have shared our information up front, they have requested the information we have offered and we now need to assess need to decide how to proceed. They may have requested a list of homes, a free report, or even a user registration, this script can accommodate converting as of those leads

INTRODUCTION

Hello, is (name) there please? (Ask for the person who requested information by first name)

Hi (name), this is {name} from {brokerage-name}.


I’m calling in response to your request for {appropriate request} in {Area} and I wanted to let you know that we are preparing that information for you, and will be sending it to {email Address ([email protected])}. Is that correct?


Note: Do not ask, “How are you?” You only have a few seconds to get the client to understand that you are calling them back, that they requested information from you and you have provided it to them. This is the key to getting them to feel as through the right thing to do would be to answer a few of your questions because you have already done something for them first.


If initial pushback (I didn’t mean to leave a request, it made me put in my info…)

I apologize. Sometimes people don’t realize that they are leaving a request, but that is ok. How long have you been thinking about making a move? (and follow through with situational analysis)

SITUATIONAL ANALYSIS-INFORMATION COLLECTION

  1. So, how long have you been thinking about making a move?
  2. If you did move, do you plan on staying in (Name of the town/region where they live)?
  3. And when do you hope to get this done if everything worked out perfectly?+


   a. Well, if you found the perfect home when would you be ready to move?


4. Oh, are you a first-time buyer or do you have a home to sell? (need to know what service the client is looking for)


   a. If they have a home to sell, ask: Would you prefer to put a sign on your lawn first or would you rather get out looking for your next home first?


5. Do you have an agent in mind to help you with your move?

   a. If they say yes, ask: Are you 100% committed to that agent, or are you open to hearing what additional services we are able to offer you?

   b. Have you signed a contract with that agent? (if yes, end call ASAP)

   c. I am only asking because I am not sure if you know that because we work in a team environment we can offer services that as an individual realtor we simply could not afford, our Buyer’s services are second to none and include power of sales, estate sales, and other great deals, including inventory not even on MLS yet listed by our team would you be interested in this information as well?  

Only to be used of person is giving red flags about financing…

  • Have you had a chance to see about a pre-approval?
  • Because we are such a large team in the area, our in-house mortgage brokers can often offer better options and rates than you can find on your own. We also have access to private lenders as well. Would you be interested in speaking with them?
